Sergison Bates are collaborating with MacCreanor Lavington, East, ArchitectureDoingPlace and Haworth Tompkins on Phase 2B of the larger Aylesbury Estate Regeneration through which this vast 28.5 hectare estate – one of Europe’s largest - is being rejuvenated. This phase consists of 614 new homes, of which Sergison Bates’ building will accommodate 88 (mostly dual aspect) in a mix of large three-bed family maisonettes and smaller apartments. Divided equally between socially rented homes and those for private sale, the building prioritises the location of the former in the preferred southern core, with generous external amenity and open views over Burgess Park to the South.

The building mediates between the dominant 25 storey tower on the other half of the same block and progressively lower housing to the east. Pragmatic planning, the consolidation of resources on key moments in the building and the careful, context specific treatment of changing facades around the block’s perimeter aim to make dignified, generous urban architecture with limited means.
